One contract can carry the lobby, the basement car park, the bin room and the glass four floors up. The sweeper and the scrubber are available for the car park, and a lift comes in when the glass is above pole height.

Inside the building
Lobby to bin room
Entry glass, lobby floors, lift cars and tracks, stairwells, corridors, letterbox bays and the bin room. Carpeted common areas are extracted with the same machine that does the offices.
Frequency is set per building. A twenty-unit walk-up and a nine-storey tower are not the same contract and are not priced as though they were.
Under it and over it
Car park and facade
Basement and multi-storey car parks swept by ride-on machine. An LPG ride-on sweeper and a Tennant scrubber are available for the day.
Above ground, boom lift and water-fed pole work on the facade glass and cladding, done by the same crew.

Taking over a building
From walkthrough to routine, in three stages.
Stage 01
Walk the building with us
Lobby to bin room to basement, against a ten-point checklist. Whatever owners have been reporting under the current cleaner goes on the list too, so the plan answers it instead of repeating it.
Stage 02
A deep clean of the commons
The first pass is the one residents notice: entry glass, lobby floors, lift cars, stairwells, the bin room brought back to a baseline. Every scheduled visit after it is held to that standard.
Stage 03
The routine, supervised
The schedule the committee agreed to runs from then on, and a supervisor keeps checking the standard. Anything reported goes to the supervisor who answers for the building, not into a queue.

One contractor for the whole building.
A committee that engages a cleaner, a car park sweeper, a window contractor and a pressure washing contractor is managing four companies, four certificates of currency and four invoices. We do all four, on one contract, with one crew answering for the building.
